The Hungarian real estate market appears to has passed its lowest point – this was the optimistic outlook that emerged at the 22nd Property Investment Forum 2026 held today. However, improving sentiment alone will not be enough to achieve a genuine turnaround: predictable regulation, transparent and fair market conditions, sustained cooperation between the public and private sectors, and concrete measures are also needed. Investors and lenders recognize the opportunities, but international capital is still taking a wait-and-see approach.
Following the real estate market boom of the past five years, which saw prices increase by as much as three to five times depending on the region, demand has declined due to the changing macroeconomic environment, prompting developers to adopt new sales strategies. Against this backdrop, market participants are looking to the Wekerle Sándor Programme with anticipation, highlighted Zsanett Rózsahegyi, Strategic Director of Láng District and Southblaze.
